The Civil Court has introduced a new mortgage agreement registration fee, effective from 1st January 2026, marking a procedural change that will directly affect customers pursuing secured financing arrangements across the Maldives.

Under the new arrangement, a non-refundable fee of MVR 2,500 will apply for each mortgage registration processed through the Civil Court. Customers are required to make this payment through the government's official payment system, Bandeyri Pay, ensuring a standardised and traceable payment process for all mortgage registrations going forward.

Scheduling Tied to Payment Confirmation

The scheduling of the mortgage agreement signing will only be arranged once payment confirmation has been received, meaning customers must complete the fee payment before a date and time can be officially set for the signing process. This requirement ensures that all administrative steps are properly sequenced and confirmed before the Civil Court proceeds with scheduling.

Customers are advised to take particular note of attendance requirements, as failure to attend the scheduled date and time for signing will result in the registration fee needing to be paid again in order to reschedule the appointment. This makes it essential for customers to plan accordingly and ensure they are available at their confirmed appointment slot to avoid additional costs.

Applicability to SME Digital Customers

In line with this new requirement, all customers availing secured financing through SME Digital are required to pay the applicable mortgage agreement registration fee to the Civil Court as part of their financing process, making this an important consideration for SME borrowers utilising mortgage-backed financing facilities.
